ANTIOCH — Slatten Ranch Shopping Center in Antioch was bought by a Florida-based group in a move that suggests investors are still on the hunt for opportunities to grab regional retail properties.
Next to the interchange of State Route 4 and Lone Tree Way, the Antioch retail hub was purchased for $31 million, according to Sterling Organization, the property’s new owner. JLL commercial real estate executives Eric Kathrein, Gleb Lvovich, Andrew Spangenberg, and Allie Repaskey arranged the transaction.
“Opportunities like Slatten Ranch don’t come along often in a market like this,” said Jordan Fried, a principal executive with Sterling Organization, a private equity real estate firm.
The 118,200-square-foot retail center has tenants that include Burlington, Five Below, Sephora, and Harbor Freight Tools, along with a mix of daily needs retailers.
Target is another key merchant, but the property that Target occupies wasn’t part of the deal. The buyers believe that Target’s proximity helps to make the center more attractive.
“Slatten Ranch was a rare opportunity to acquire a regionally dominant, institutional-quality community center with significant value-add potential,” said Kathrein.
The section of the retail hub that was purchased has addresses that include 5709, 5759, 5779, and 5789 Lone Tree Way.
The buyers also hope to capture some upside because 30,000 square feet in the center is empty.
“There is a lot of capital chasing retail today,” said Lvovich, a senior managing director with JLL. “We received multiple offers from both regional operators and institutional capital, which demonstrates how rare this opportunity was.”
Sterling Organization has been busy buying commercial real estate properties in the East Bay in recent years, including a deal to purchase a former Fry’s Electronics store property in 2024 for $35.7 million.
In April 2025, Sterling paid $61.1 million for Rossmoor Shopping Center in Walnut Creek, which is anchored by Safeway and CVS Pharmacy.
