NORTHERN COLORADO – How about a new home for Christmas?! This time of year, especially when we see temps in the 60s and 70s, gives the market a little extra boost. There are about two to three weeks between the end of October and mid-November when we see a pickup in homes going under contract as people try to either sell or get under contract and move before Christmas. According to InfoSparks, our MLS-driven data resource, both Larimer and Weld counties saw a significant boost in homes going under contract by the end of October, with year-over-year increases of 5.2% and 10.9%, respectively. Although homes available in October are way up year over year, with more inventory available, more choices for buyers give them the advantage. Larimer saw +13.4% and Weld saw +20.5% in available homes for sale.

According to the Colorado Association of Realtors, buyers are gaining leverage as homes spend more time on the market, an average of 68 days, up 12% from last October. This added breathing room has led to more measured negotiations, with buyers closing at roughly 5.7% below original list prices on average. In Larimer and Weld counties, we are seeing about a -3% discount from the original list price. With mortgage rates hovering around 6% and cost pressures still weighing on budgets, value remains the deciding factor. Sellers who adapt quickly, price realistically, present well, and offer strategic concessions are the ones finding success in this new phase of the market’s evolution.

The market timing is no better than it is right now for buyers. Our numbers show that each year, December is consistently the lowest in sales volume, sale price vs. original list price, homes for sale, and homes under contract. What does that mean: if you are a buyer, now is the time. As soon as January hits, the numbers start their climb and don’t stop until Spring and Summer, meaning more buyers, more homes going under contract, more closed sales and higher prices. It’s like Black Friday for home sales, so if you have a home on your list, don’t wait until the new year; get in before Christmas and take advantage of the deals!
