GROVEPORT, Ohio (WCMH) – A Cleveland-area real estate company wants to transform nearly 300 acres of farmland in Groveport into a mixed-use development that could house about 2,000 residents.
Addison Properties has proposed a development on a 295-acre site at the southeast corner of Ebright and Sims roads. Named Addison Groveport, the development could add around 2,000 residents to the city, which is currently home to about 6,000 people.
The development would consist of single-family homes, townhomes and apartments, along with a “small commercial component,” according to city documents. Addison Properties has split the proposed development into five subareas, including:
Subarea A: A section north of Sims Road, consisting of 22 acres of apartments. Subarea B: A section north of Sims Road and east of Subarea A, consisting of 38 acres of “both residential and commercial areas.” Subarea C: A section south of Sims Road and east of Ebright Road, consisting of 124 acres of single-family homes. Subarea D: A section south of Subarea C, consisting of 58 acres of single-family homes. Subarea E: A section south of Subarea D, consisting of 55 acres of townhomes. Groveport's Director of Development Michael Loges said the project aligns with Groveport's long-term goals.
"We have a comprehensive plan that was adopted by council back in 2004 and it called for many of the improvements in many of the land use types that this applicant is proposing," he said.
Addison Properties still needs to complete multiple steps before the city council can vote on whether to give the proposed development a stamp of approval, including completing a traffic study and drainage plan.
Given these items are completed, Loges said he is anticipating the city will hold a public hearing regarding the proposed development on Sept. 8 at 6 p.m., followed by a vote from city council afterwards, at a 6:30 p.m. meeting.
If the project is approved, Loges said he expects utility work to begin in late 2026 and construction on apartments and homes to begin in mid-2027.

Addison Groveport could provide a housing option to the over 4,000 employees expected to be hired by Anduril. The defense technology company is launching a drone manufacturing plant in Pickaway County – about 10 miles from the proposed complex – which Anduril hopes will be operational by July 2026.
“We're hopeful to capture some of that activity that Anduril, you know, kind of kicking off in northern Pickaway County,” Loges said. “They'll need affordable housing, they'll need a mix of housing unit types, and we're happy to support those, the needs of the community, and the growth that we're seeing.”
Groveport resident Denise Henkel is concerned about traffic on U.S. Route 33 and the impact on the local school district, citing overcrowding and past failed levy attempts as major issues.
“I'm not saying I don't want people in apartments, but just because of the situation, you know, the schools are already overcrowded,” Henkel said. “We can't pass a levy, and the traffic is a nightmare.”
In a statement to NBC4, Addison Properties Regional President Mike Medvedkov said, "We’ve worked closely with the City of Groveport, City of Columbus, the Franklin County Engineer, ODOT, the school district, and other stakeholders to ensure this project supports Groveport’s long-term vision. A Traffic Impact Study is underway to identify necessary road improvements, and ODOT’s plan to widen State Route 33 with a new Bixby Road interchange will not only improve traffic flow but also spur additional commercial opportunities. The school district completed a growth study well before our proposal, in coordination with the City’s land use plan, and a regional drainage study is addressing stormwater management. We look forward to collaborating with Groveport throughout this process to deliver a well-planned neighborhood that benefits both current and future residents."
Based in the Cleveland suburb of Beachwood, Addison Properties has launched multiple residential developments in central Ohio. These include Addison Farms, Addison Rutherford and Addison Berlin Estates in Delaware County; and Addison Hilliard, according to its website.
