Elk Grove Village recently decided to try something new to tackle the housing shortage.
A developer is building new single-family homes, and over the weekend, they were raffled off at an NFL Draft-style event.
“This was a once-in-a-lifetime chance to be able to get a brand-new home,” said Justin James, who described himself as a “later draft pick.”
James grew up in Elk Grove and currently teaches in the school district. It’s also where he and his wife, Kristina, are raising their son, Owen.
“(Owen) has medically complex needs,” James said. “It was an opportunity to have a larger space for us and all the care that he needs for his support.”
The brainchild of Mayor Craig Johnson, the Tonne Grove development will be the first new subdivision in Elk Grove in more than 20 years. It will be located at the corner of Tonne Road and Elk Grove Boulevard on a 2.5-acre lot that is currently empty. The lot was previously home to a church, but the village bought the land and tore down the building.
Saturday’s raffle was only open to current Elk Grove residents. Ten out of 20 homes are now under contract.
“We had one family that the mother and the kids were living together. Now, the kids are getting their own house. The mother bought the house behind them, so they’re going to be neighbors, but each get what they want. She got … a little ranch house for herself. They got the bigger four-bedroom model for them. It’s a win-win for them. That’s the all-American dream,” Johnson said.
There are three floor plans, ranging from $466,000 to $508,000.
“We were looking just by chance at some other homes, and they were much more and 50 years old. So, when you get a new development like that, and you’re the first-time buyer, it’s really exciting,” James said.
The mayor ultimately believes his experiment was a success.
The village plans to reach out to Elk Grove residents who were interested, but if they don’t want to move forward, the homes will be listed to the general public at $50,000 over the current prices. Johnson said the village has received calls from prospective homebuyers from several nearby cities.
