John and Tatjana Chenoweth were confident about what they wanted in a new home: excellent craftsmanship, lower-maintenance conveniences, main-floor living and easy access to nearby trails and the Denver International Airport.

What they were less certain about was whether any builder could deliver all of the above in a single home.

    That changed when they discovered Boulder Creek Neighborhoods, a lifestyle builder based in Louisville that specializes in lower-maintenance homes, with main-floor living prioritized in many communities. For the Chenoweths, the best part was the location of one of Boulder Creek’s most popular neighborhoods, Knolls at Big Dry Creek in Westminster.

    Already living in the area and hoping to relocate nearby, John and Tatjana immediately put their names into the lottery for the first home sites at Knolls. They closed on their dream home last March.

    “We looked at a lot of options, but when we saw our floor plan, the Triumph, we decided it was perfect,” John said. Tatjana agreed that the open layout sealed the deal, along with the fireplace.

    “There’s a nice flow, and it feels warm and welcoming as soon as you step in,” she said.

    Bucking the trend

    The Chenoweths are not alone in discovering the joy of living at Knolls. In a year when home sales slowed across much of the metro area, Knolls at Big Dry Creek bucked the trend, emerging as one of the top-selling communities in the metro area. Buyers cite the same features that drew the Chenoweths: lower-maintenance living, main-floor layouts and a highly desirable location.

    To date, more than 90% of the community has sold, with fewer than 15 homes remaining within the Boulder Creek enclave at West 128th Avenue and Huron Street.

    “Knolls is a ranch-style community with paired patio homes featuring the main-floor living our homeowners love at the right size for an empty-nester family,” said Jessica Champlin, chief revenue officer at Boulder Creek Neighborhoods. “Since Westminster is nearly built out, main-floor living is rare, making Knolls especially desirable.”

    Built for lifestyle

    “My requirements in a home were direct access to a trail that was safe and away from traffic and easy access to public transportation,” Tatjana said. She takes the bus to work at the University of Colorado Denver, where she serves in the advancement division. Since John works from home, he gravitated toward a bright lower level with plenty of space for his office. They also appreciate Westminster’s lower tax rate, another perk of Knolls’ location.

    Indoor-outdoor living was also a priority. In their new home, the Chenoweths enjoy the large deck in back and the covered patio off of the lower level. Nearby open space means they often spot wildlife. “The homes that back to the Big Dry Creek open space are very special,” said Champlin. “With walkout lower levels, it’s easy to take in the beauty of the area, and we really do see hawks and foxes romping in the field.”

    The couple values the neighborhood’s sense of community, too. Knolls is anchored by a central park that connects to pickleball courts, bocce ball, a covered gazebo and shared grills, as well as the extensive trail system Tatjana was looking for. Champlin noted, “The trail connecting into Knolls runs for almost 12 miles and goes all the way to Standley Lake.”

    “Everyone is super nice, and the community is not too big,” Tatjana said. “Neighbors gather at a pub nearby, and we regularly see people walking their dogs, walking and riding their bikes. It’s an active community.” Residents have already organized book clubs, happy hours, cooking clubs, walking groups and pickleball teams.

    Planning for the future

    For the Chenoweths, the lower-maintenance convenience and main-floor layout at Knolls are about more than comfort. They are crucial to long-term planning. “We run, walk, bike and ski. That’s why I wanted a home with little or no stairs. If you do get a knee injury, we know from experience that having a lot of stairs can be difficult,” Tatjana said.

    In their former home, the garage was on the ground level, and they carried groceries (and everything else) up a flight of stairs to reach the main living space. “This really propelled our decision,” Tatjana said. “We are planning for our lifestyle now and for the future.” In their Triumph floor plan, the main living space connects seamlessly with the primary bedroom, laundry and deck.

    The Chenoweths’ home is part of the Series One easyHouse collection at Knolls and measures about 3,000 square feet. While only a few Series One homes remain, all include garden-level walkouts and back to open space and finish around $950K to $1MM+. Series Two homes range from 1,200 to 1,600 square feet and sit atop a crawl space or an optional lower level. “The Series Two homes have been very popular with homebuyers who don’t want a lower level at all. They really appreciate how the space was designed to be smaller and more affordable, with all the openness and conveniences anyone would expect in a new home.” Series Two homes are available in the $600s and $700s.

    A smooth process

    The Chenoweths said Boulder Creek’s attention to detail stood out throughout the buying process. “Everyone on their staff has been very supportive,” John said. “We’ve heard of people having nightmares with warranty support [with other builders], but we had just a few small items, and everything was handled quickly.”

    Tatjana added that the company made sure all their questions were answered. Even their real estate agent, she said, was impressed with the care taken during construction.

    Series One homes at Knolls are priced in the $900s. Series Two homes start in the $600s. For a limited time, some plans include a $20,000 financing incentive that may be applied toward closing costs or an interest rate buydown. Just a few quick move-in homes are available, offering professionally designed interiors and move-in dates within weeks.
