A HISTORIC UK mill town is set for a huge £100million transformation – with 415 new homes, a 130-bedroom hotel and a brand-new riverside neighbourhood on the way.
The major regeneration scheme in Bolton town centre has been approved by councillors, clearing the way for long-awaited work to begin at the Church Wharf site.
Developers Watson will lead the project on the 7.5-acre plot, next to Bolton Parish Church, which has stood empty for decades.
The plans include hundreds of apartments and houses, new restaurants, shops and leisure spaces, creating a thriving new district for residents and visitors.
The development will be delivered in three stages, with a mix of one-, two- and three-bedroom homes.
Some properties will be made available as affordable housing to support local families.
Bolton Council hopes the scheme will act as a major boost for the town centre.
Once finished, more than 1,000 people are expected to live there, generating over £7million in local spending every year.
An economic report predicts the regeneration will create around 1,500 jobs and pump £64million into the local economy.
Council leader, Cllr Nick Peel, said: “This is a significant step forward in bringing the work to regenerate Church Wharf to the next stage.
“Church Wharf is a key development site at a strategic gateway to the town centre, and as work nears completion on projects like Moor Lane and Deansgate Gardens, this marks an exciting new phase in our regeneration masterplan.”
He added: “Together with the upcoming demolition of Crompton Place and the recent relocation of Primark, we are now consolidating our retail offer while introducing the right mix of leisure, hospitality and quality residential spaces across our town centre.
“This will also boost market confidence for investment in Bradshawgate, a part of town with enormous potential for regeneration.”
The Church Wharf project is supported by £5million from the Greater Manchester Combined Authority’s Brownfield Housing Fund.
Earlier this year, the council also gave the green light for the land sale to help the scheme move forward.

Construction is due to start later this year, with the first phase completed before 2029.
Church Wharf is one of several large regeneration projects transforming Bolton.
Other major developments include Moor Lane and Deansgate Gardens, which are helping to create modern, town-centre living.
Watson is also working on the Creams Mill scheme in Little Lever, which will bring new affordable homes and restore part of the Manchester, Bolton and Bury Canal.
