Las Vegas is getting another hotel, which will further grow the casino city’s room allotment.

(Image: Shutterstock)Minneapolis-based construction giant Mortenson Development says it’s moving forward with a new hotel project in Las Vegas adjacent to the Las Vegas Convention Center. The hotel will span 233,300 square feet and feature 387 guestrooms.
The hotel will be built at 2989 Paradise Road. The hotel project includes two brands, AC Hotels and Residence Inn.

This project reflects our confidence in the long-term strength of the Convention Center corridor and the continued demand for flexible, high-quality hotel options that serve convention attendees, leisure travelers, and extended-stay guests,” said Nate Gundrum, vice president of development at Mortenson.
“By bringing AC Hotels and Residence Inn together under one roof, we’re creating a property designed for how people travel to Las Vegas today and where the market is headed,” Gundrum added.
Casino-Free Las Vegas Hotel
Mortenson says its new Las Vegas hotel won’t have a casino, but it will have numerous amenities business travelers often seek. They include a state-of-the-art fitness center, a coffee bar and retail market, flexible meeting and event space tailored to small and mid-sized gatherings, and complimentary breakfast.
For non-work times, there will be a rooftop pool deck with a patio bar offering views of the Las Vegas skyline. Mortenson says its new Las Vegas hotel is a $150 million investment. There will be 237 AC Hotels rooms and 160 Residence Inn suites.
Both brands are part of the Marriott International network. Marriott classifies AC Hotels as a “select” brand, and Residence Inn as a “longer stay” property.
Marriott says AC Hotels feature “European-inspired design,” while Residence Inn provides guests with extended-stay functionality.
The AC Hotels and Residence Inn on Paradise Road will be directly behind the Las Vegas Convention Center, across from the Westgate Hotel & Casino. The facility is targeting a summer 2028 opening.
As of April, the Las Vegas Convention & Visitors Authority (LVCVA) reports that Las Vegas had 150,151 hotel rooms. That month, the rooms were occupied 83.1% of the time on an average nightly rate of $190.
Tourism remains down in Las Vegas, with year-to-date visitor volume 0.2% lower than the prior year. For 2025, visitor volume slowed by 7.5%.
Mortenson Las Vegas Projects
Mortenson is no stranger to Las Vegas. The company was one of the three general contractors of Allegiant Stadium, the domed home of the NFL Las Vegas Raiders. The $1.9 billion facility opened in 2020.
Mortenson is also working on the Las Vegas Athletics Major League Baseball ballpark at the former Tropicana site.
