(Photo courtesy: Southern Land Company).ERIE (July 23) – Southern Land Company received approval to rezone a 391-acre parcel in Erie, marking a major step forward in the expansion of its Westerly master-planned community.
The Erie Town Council granted the rezoning during its July 22 meeting, allowing the Nashville-based developer to move ahead with plans to transform the site – referred to as North Westerly – into a lower-density residential and commercial area. The parcel, bounded by Erie Parkway, County Roads 5, 7 and 10, was acquired by Southern Land Company from the Colorado State Land Board in 2023.
The approved rezoning reduces the maximum allowable housing units from 4,266 to 2,146. The decision aligns with Southern Land Company’s stated commitment to intentional community design.
“This rezone approval allows us to bring our full vision for Westerly to life,” said Brian Sewell, president and chief operating officer of Southern Land Company. “We look forward to introducing more housing options, including single-family homes, rental, and age-qualified residences, as well as new commercial offerings.”
North Westerly will include single-family homes, townhomes, multifamily residences and live-work units. Plans also call for more than 50 acres of parks and open space, over 7 miles of trails, and up to 150,000 square feet of commercial space within a designated village.
The expansion is part of a nearly 800-acre master plan. The original 400-acre Westerly development, which began welcoming homeowners in 2023, is expected to include about 1,200 homes upon completion. Builders include Brightland Homes, McStain Neighborhoods and SLC’s in-house homebuilding division. More than 100 acres of the initial development will remain open space.
Community amenities at Westerly include the Waypoint, a wellness-focused hub featuring a pool, hot tub, fitness studio, co-working spaces and a community room. A second, larger amenity center is planned for North Westerly.
Southern Land Company also plans infrastructure improvements, including enhancements to Erie Parkway and County Roads 5 and 7. The company will contribute 22 acres and $7.7 million toward two new public parks and donate 12.5 acres to the St. Vrain Valley School District for a future middle school.
In addition to Westerly, the company’s Colorado projects include Arden Karl’s Farm in Northglenn and previously completed communities in Denver and Boulder.
