A new development has been proposed in a popular northwest Chicago suburb that could bring major changes to its bustling downtown.
East Dundee, known for its historic downtown filled with local businesses and restaurants, could soon see a development project that would transform a portion of the district into a mix-used space with townhomes, new retailers, a boutique lodge, apartments and a performing arts center.
“East Dundee is ready for its next chapter,” the proposal from Sightwell states.
The proposal looks to develop a space at 110 Railroad Street, just blocks from the popular River Street stretch and close to the downtown Main Street.
“Downtown is gaining momentum with new businesses and public investment,” the proposal states. “The Village needs a civic and cultural center to unify these efforts.”
The development would cost an estimated $18 million, according to the proposal, with Sightwell planning for $15.5 million in funding to come from private equity with another $2.5 million in TIF funding.
According to the developers, the project could begin construction as early as 2026, with completion by summer 2028.
Village trustees are scheduled to review the proposed plans Monday, according to the Daily Herald.
Sightwell notes in its proposal that it has developed numerous properties in the Dundee area, including the nearby Emmett’s Brewing Co and other local spaces.
The proposal comes as another major development plan is being eyed nearby at the former Spring Hill Mall.
The property was recently purchased for $7 million. Leaders in West Dundee said plans included a mixed-use development of retail entertainment and residential units. Demolition is currently underway and is scheduled to be completed by Thanksgiving 2025.
