The 356-unit building at 1301 Maryland Avenue South West, called “1301”, is the final phase of Republic Properties’ mixed use Portals Complex, sited near the Tidal Basin with views of the Potomac River and National Mall.
Upon scheduled completion in 2027, 1301 will join class-A office buildings and the luxury Salamander Hotel, also part of the Portals Complex.
The building was designed by WDG Architecture with interiors by Akseizer Design Group.
Roots in 1987
The development goes back to 1987, when the District of Columbia Redevelopment Land Agency awarded Republic Properties and Eastcoast Development the right to develop a 3-million-sq-ft mixed-used scheme on the Portals vacant.
Republic said it and the Office of the Deputy Mayor for Planning and Economic Development have since worked collaboratively on planning and developing the site.
“This project represents a lot of what we hope to achieve with the Growth Agenda – building more homes in untapped parts of our city, creating vibrant mixed-use communities, and unlocking new connections across neighbourhoods,” said DC Mayor Muriel Bowser.
Art Malacarne, Balfour Beatty’s senior vice president of Mid-Atlantic operations, said the win “demonstrates our deep understanding of this unique development and our ability to deliver complex construction projects in one of DC’s most prestigious locations”.
