Sharjah’s real estate market witnessed a surge in investor interest, attracting 9,891 new investors during the first 9 months of 2026. These investors hailed from 130 different nationalities, collectively trading 46,125 properties, as revealed by data released by the Sharjah Real Estate Registration Department.

Among the new investors, 4,526 were from foreign countries, followed by 2,494 from Arab countries, 2,453 UAE nationals, and 418 from other GCC countries.

This growing investment momentum has solidified Sharjah’s position as a preferred global destination for investors, largely due to its flexible legislative frameworks. Since the issuance of Executive Council Resolution No. (30) of 2022, which addressed real estate ownership for non-citizens, the total number of real estate projects approved for freehold ownership by non-citizens and foreign investors has reached 52.

The current year has been particularly noteworthy, with the approval of 8 new high-quality projects by the end of September 2026. These developments play a crucial role in attracting foreign capital and expanding the range of residential and commercial options available to diverse nationalities.

This reflects Sharjah’s commitment to economic openness and enhances its strategic standing on the international real estate investment map.

Abdul Aziz Ahmed Al Shamsi, Director General, Sharjah Real Estate Registration Department, said, “The addition of nearly 10,000 investors from a broad range of nationalities reflected the strength of Sharjah’s investment environment and confidence in its property market. The diversity of investors and the expansion of residential, commercial and industrial projects were strengthening Sharjah’s position as a regional destination for real estate investment.”

He attributed the growth to regulatory reforms, expanded property ownership opportunities, economic stability and an attractive investment environment.

The report provided an overview of the trading shares across various investment categories in Sharjah’s real estate market from January to September 2026. UAE citizens accounted for the largest portion across 31,250 properties. In contrast, GCC citizens contributed US $680.8mn to the market, trading in 1,451 properties.

Investors from Arab countries collectively generated trades valued at $2.124bn across 6,692 properties. Meanwhile, investments by citizens of other foreign nations reached $3.840bn encompassing 6,732 properties. This substantial international confidence in Sharjah’s real estate sector is evident across residential, industrial, and commercial activities.

UAE citizens emerged as the largest number of investors. Indian investors followed closely. Syrian investors came in third, Pakistan, Jordan, and Iraq followed. When it comes to the number of properties traded by nationality, UAE citizens maintained their dominance with 31,250 properties.

Indian investors ranked second with 2,914 properties, followed by Syrian investors with 1,738 properties. Jordanian investors also made a significant impact, with 1,005 properties traded. Iraqi and Egyptian investors were also present, with 1,001 and 997 properties traded.
