The iconic Shops at North Bridge on Chicago’s Mag Mile are getting a multi-million dollar makeover, with major changes to the mall’s entrance on Michigan Avenue and a “reimagined” retail and dining experience.
The multi-phase project, with construction set to being in August of 2026, is “posted to become one of the greatest comeback stories in Chicago retail history,” an announcement said.
“The Shops at North Bridge first emerged as one of The Magnificent Mile’s premier retail destinations,” Luke Molloy, Senior Vice President at CBRE, the leasing team behind the project said in the announcement. “The property sits at one of the most prominent intersections on North Michigan Avenue, benefiting from exceptional foot traffic and a day-time population density not found anywhere else in Chicago. It is anchored by the top-performing Nordstrom, and ownership is financially committed to curating a best-in-class tenant mix.”
The six-block mall on Michigan Avenue, anchored by Eataly, Joe’s Seafood, Prime Steak & Stone Crab and a four-story Nordstrom, opened in 2000 with a mix of stores and dining. The reinvestment, the announcement said, will include a “dramatic” new street presence, including a transformation of the mall’s recognizable Michigan Avenue and Grand Avenue entrances.
“A new glass façade will feature a large-format, backlit LED archway display, creating a highly visible digital art installation along the corridor,” the announcement said.
Inside, the mall’s central atrium “will be transformed into a hospitality-driven gathering space” anchored by a suspended sculptural installation. Plans also include a bar and lounge, upgraded lightning, new signage and modernized mall directors, new floorings and more.
The redevelopment team, which includes ParkFowler Plus, Centennial, Bulley & Andrews, said the mall also has a merchandising strategy to attract “experiential retailers, flagship concepts, emerging brands, and entertainment-driven uses.
“The success of this project is directly connected to the continued success of The Magnificent Mile and downtown Chicago,” Amy Preston, Managing Principal at Preston Design & Construction Consulting said in the announcement. “This redevelopment represents a long-term investment in the future of the corridor — creating new energy, attracting new audiences, and contributing to the continued momentum of one of the world’s most iconic retail destinations.”
According to the team, construction will begin with interior renovations in August 2026, with completion of the exterior façade expected to be done in 2027.
