SANTA BARBARA COUNTY, Calif. (KEYT) – On Thursday, Santa Barbara County released its pre-approved building plans for accessory dwelling units with an eye towards expanding housing options.

The pre-approved building plans for accessory dwelling units, also known as ADUs, are standardized construction blueprints for independent living facilities that comply with the County's building code and basic zoning standards regarding size and height.

More information about the free-to-use program can be found here.

According to the County of Santa Barbara, property owners interested in building an ADU on their property can download the pre-approved plans for free, but the plans are only pre-approved for unincorporated areas, not any of the eight incorporated cities in the County.

For those who don't live within the city limits of Buellton, Carpinteria, Goleta, Guadalupe, Lompoc, Santa Barbara, Santa Maria, or Solvang, you can choose amongst multiple layouts of the blueprints including a 480 square-foot studio, a 672 square-foot one-bedroom, a 909 square-foot two-bedroom, and a 768 square-foot two- and three-bedroom plans.

Information about City and County boundaries can be found here.

Plans also come in different modern or traditional building styles.

"ADUs are a key part of our strategy to increase housing options for residents at all income levels," shared Lisa Plowman the Director of Santa Barbara County Planning and Development. "By providing free pre-approved plans in different sizes and styles, homeowners can maintain their unique neighborhood character while contributing to the County’s much-needed housing supply."

While the plans are pre-approved, there are still conditions that need to be met before you break ground.

Applicants using a pre-approved plan in Santa Barbara County will still need to apply for permits and submit project plans, but if you use the provided blueprints without modification, you will have your building fees reduced noted the County of Santa Barbara.

Additionally, building locations will still need to comply with legal requirements that may need special studies or design approval before construction can begin and those who live within the Coastal Zone will need to apply for a Coastal Development Permit as well.

The County of Santa Barbara has set up a website about the ADU pre-approved plans and those with specific questions can contact either the South Coast Permit Resource Center at 805-568-3030 or via email at padbuild@countyofsb.org or the North County Permit Resource Center at 805-934-6397 or through email at ncbuild@countyofsb.org.
