The median selling price dipped year over year in 52% of Orange County ZIP codes, according to Attom.
Looking at the 85 local ZIP codes with sales in September 2025, prices decreased in the past year in 44 and increased in 41.
The priciest ZIP with five or more sales was Newport Coast 92657 with a $7.83 million median. The cheapest with five or more sales was Laguna Woods 92637’s $403,750 median.
Sales were up in 39 ZIPs, down in 35 and unchanged in 11. The busiest ZIP was Laguna Niguel 92677 with 63 sales.
Overall, the countywide median of $1.18 million was flat over 12 months. Total sales of 2,073 were down 3% for the year.
