Blue Oak Properties buys Evans duplexes for $3.275M ...Saudi Arabia

Blue Oak Properties LLC, a Greeley-based investment company, has acquired the 14-unit King Court Duplexes in Evans for $3.275 million.

The duplexes are on a cul-de-sac with addresses from 501 to 515 King Court and 3308 to 3310 Empire St. The buildings were owned by John and Frank O’Hara and JAO Holdings in Castle Rock, based on information on the Weld County Assessor’s Office website.

MMG Real Estate Advisors’ Sam Bretz and Christian Burgdorf brokered the transaction. The sales price represents a per-price transaction of $233,929 per unit, according to a press statement.

“This was an extremely rare and unique opportunity to buy an entire cul-de-sac with 7 duplexes in Evans,” MMG said in the press statement.

All of the units in the transaction are 1,494 square feet and have either four-bedroom or three-bedroom configurations, along with private garages and washer-dryer hookups, according to the press statement.

One property on the cul-de-sac — 3312 Empire St. — was not included in the transaction. It is owned by Candelario Nevarez Lucero, according to the assessor’s website.

MMG’s Denver office is at 600 Grant St., Suite 400.

Blue Oak, headed by Chris Flaherty, began acquiring properties in the Greeley-Evans area in 2019.

The King Court sale comes a little more than two months after a pair of fourplex apartment buildings at Central Street near U.S. Highway 85 sold for more than $1.3 million just a couple of blocks away. According to real estate brokerage CBRE Group Inc. (NYSE:CBRE) the June sale was, “the highest price-per-unit of a multifamily sale in Evans for the past two years.”

The buildings at 3911 to 3925 Central St. were built in 2003.

Evans Properties LLC, a holding company registered to the Denver address of real estate developer and investor Weins Development Group LLC, was the seller in the apartment building transaction. The buyer was 3911 Central LLC, an entity registered with the Colorado Secretary of State’s office in April to a residential address in Johnstown.

CBRE broker Charlie Mitelhaus represented the seller in the June transaction.
