A new Doug’s Diner restaurant will anchor a historic building revamp in Eaton that’s set to include a bar, a patio in the back, a bookstore and offices on the second floor, according to owner Dawn Hass.

A thrift store formerly operated in the brick building at 122 Oak Ave., said Hass, who also owns and has done renovation projects on the 208 First St. building where Pure Skin and Co. does business; the building at 110 Oak Ave., inhabited by The Mustard Seed and Hana Floral Artistry and Design; and 108 Oak Ave.’s Tradecraft Coffee.

“I always want cute and charming,” Hass said. “I was on the Hometown Revitalization Committee … we kinda want to walk around and check what’s around the corner.”

In 2023, Eaton officials — through the Hometown Revitalization Committee — found out that the town had received a state grant for $1.5 million to do improvements downtown, including rebuilding and widening sidewalks, adding streetlights, trees and landscaping and other improvements. Many of the folks involved with promoting downtown also worked on creating a downtown development authority, which helps bring particular tax financing to a specific downtown area. The authority received initial approval in December and will be on the ballot for people who live in the specific downtown area to vote on in November.

Business owners are still learning about how to use such economic tools, Hass said. In the meantime, she said, she recently went to the town government to ask for some economic incentives after she found that separate requirements to put a sprinkler system in the building at 122 Oak Ave. turned out to be more involved than she had anticipated. She recently received a town government waiver of $46,981.66 in development fees, based on town documents.

Hass said she got her start with The French Corner antique store and has worked with her husband. Guy Hass. to renovate each new building she buys in turn. She said she loves the quaint buildings, but that the latest one has needed “a lot of attention and love.”

“The feedback in the community has been so positive,” Hass said. “It blows my mind how excited people are about (a Doug’s Diner).”

The restaurant space will be about 3,500 square feet of the 9,500-square-foot building. The 2,000-square-foot cement patio in the back will have a fire pit, and a new glass garage door can open during nice weather. Hass brought in brick renovators to fix bricks that were falling out of the walls. Bringing the building up to code included a full gut of the existing space.

“It’s my favorite building,” Hass said. “It’s structurally amazing, but we beefed it all up.”
