MOMA International shapes J1 Hotel’s waterfront architecture in Dubai

The architecture and design of J1 Hotel, a 5-star beachfront development at Port de La Mer in Dubai’s Jumeirah district, are moving into a new phase following the substantial completion of its concrete works. Designed by MOMA International, the 366-key hotel is scheduled to open in Q4 2027 and will introduce Gran Meliá, the flagship luxury tier of Meliá Hotels International, to the UAE.

Set on a distinctive peninsula surrounded by water on 3 sides, the project is conceived around its coastal setting, bringing architecture, interiors, landscape and hospitality together within a single waterfront destination. With the primary structural works substantially complete, construction is advancing across facade installation, mechanical, electrical and plumbing (MEP) services, interior fit-out and finishing packages, as the building moves towards enclosure and the design begins to take its final form.

MOMA International serves as Lead Consultant for architecture, interior design and landscape, overseeing the integration of the project’s design disciplines and supporting their implementation throughout construction. The practice’s multidisciplinary approach places the relationship between the built form, landscaped external spaces and guest experience at the centre of the development.

The hotel’s coastal location informs the organisation of its external spaces, including pools, terraces and food-and-beverage destinations, while direct beach access and views towards the sea and Dubai skyline reinforce its relationship with the surrounding landscape and the wider Port de La Mer community.

Current site progress reflects the transition from structural delivery to the building’s architectural and interior expression. Facade glazing and glass installation are underway, while ceiling closure works are progressing within guest accommodation areas. These activities mark a significant step towards establishing the building envelope and advancing the coordinated delivery of its interior spaces.

Once complete, the hotel will comprise 366 rooms and suites, including 40 luxury accommodations with private pools. Four swimming pools set within landscaped gardens, a rooftop terrace, ballroom, meeting and event facilities, and a fitness centre will form part of the wider programme. The dining offer will include Zuma Beach House, Park Chinois, Novikov Restaurant & Beach Club, Jul’s and Tala, complemented by a rooftop wellness destination by Journée Wellbeing.

The integration of sustainability measures forms part of the project’s delivery strategy. Developed in compliance with the Dubai Green Building Code, the hotel incorporates a greywater treatment system designed to support water conservation and more efficient operational water use.

Commenting on the construction milestone, Monica Merhebi, Co-Founder and Creative Director at MOMA International, said: “The substantial completion of the concrete works is an important milestone for this property. We are now seeing the design vision increasingly take physical form as the project moves into the next stages. As Lead Consultant, our focus remains on maintaining the integrity of that vision throughout construction, bringing together the architecture, interiors, landscape and guest experience to create a cohesive waterfront destination.”

Carter Hones Associates is providing project and commercial management services, having initially supported the development through Design Management and Project Strategy Advisory, followed by Tender Services, before transitioning to full on-site Project Management and Cost Management. The wider consultant team includes John R Harris & Partners and SEED Consulting Engineers, with Dutco Construction LLC undertaking construction.

Andrew Snelling, Project Director at Carter Hones Associates, added: “Reaching the major concrete pour milestone represents a significant achievement for the entire project team. Approximately 65,000 cubic metres of concrete have been poured on the project to date, while the team recently achieved 5 million safe man hours, an important milestone that reflects the scale of the development and the focus on safe and coordinated delivery. From a project and commercial management perspective, our attention now turns to maintaining momentum across the programme as activity progresses across the façade, MEP and interior fit out packages.”

As construction progresses, the focus shifts towards the delivery of the façade, interior environments and landscaped spaces that will define the completed development. For MOMA International, the next phase represents the translation of an integrated architectural and interior design vision into a finished hospitality destination shaped by its waterfront setting.

Upon opening, J1 Hotel will become the first Gran Meliá property in the UAE and the third Meliá Hotels International property in Dubai, adding a new luxury hospitality destination to the city’s evolving coastal landscape.
