As UNC students returned to campus this week for the new academic year, those around the Cobb Community saw a change of scenery.
The university has begun demolition preparations around Jackson Hall, the former admissions building, and the nearby Cobb recreation courts. UNC Facilities Services alerted the campus community at the end of July that fencing would be installed around the construction zone ahead of demolition work to clear the site and make way for two new residence hall buildings.
The North Campus Recreation Complex within the construction zone was home to tennis and basketball courts popular among students living in the Cobb Community and other north campus dorms. Additionally, the roundabout in front of Everett and Stacy residence halls will be demolished to make Cobb Drive end directly at the East Building of the new residence hall.

The project comes as UNC embarks on a goal of adding 5,000 more students to its annual enrollment — requiring several new on and off-campus housing options. With the university’s admissions operations now headquartered in the Frank Porter Graham Student Union, the Jackson Hall footprint within an existing north campus living community made for a strong option.
Chancellor Lee Roberts told 97.9 The Hill he sees the addition of more than 730 undergraduate student beds in a modern facility as a significant opportunity and the first of several key projects to increase dorm inventory.
“It’s the first new dorm in that part of campus in a generation,” he said. “We’re also going to put significantly more density where the Parker and Teague residence halls currently stand right there in the heart of campus. And then of course we have Carolina North, [which has] 2,200 student beds planned for the first phase, split between graduate and undergraduate students.”
With the exception of Jackson Hall itself, all other buildings in the area will maintain pedestrian access with multiple routes. UNC Facilities Services said pedestrians are encouraged to follow designated detours around the construction zone and to remain alert of vehicles entering and exiting the site at access gates in the fencing.
While the work will limit entry to the Cobb Parking Deck from Raleigh Street, the deck is accessible by Paul Green Theatre Drive via Country Club Road and primary roads for vehicle traffic should not be affected.
“I don’t think we have to close off any streets there,” said Roberts. “We did have that Country Club [Road] closed off for some stormwater work — but fortunately, that got done well in advance of school starting. So, where Jackson Hall stands now and the tennis courts and basketball courts behind it, those are all [part of] the construction site. But the streets on either side shouldn’t be affected.”
No date itself has been publicly shared for the demolition of Jackson Hall, while university leaders have indicated they plan to hold a groundbreaking ceremony for the new residence hall once the site is cleared. Project working hours are set for Mondays through Fridays, from 8 a.m. to 5 p.m., with the estimated timeline of finishing construction in fall 2028.
Additionally, UNC Facilities Services warned students and staff about another fenced-off area on central campus. Phillips Hall is undergoing window replacement throughout the fall semester and the staging area for contractors is behind the building, between Carroll Hall and Chapman Hall. The front entrance to Phillips facing East Cameron Avenue is not impacted, but entrances on the back and sides are, as is access to both Carroll and Chapman. The project is projected to last until January 2027.
