The bipartisan 21st Century ROAD to Housing Act deserves praise. Despite federal gridlock on nearly every issue, Congress took action to help America build more homes. As a recent Times of San Diego article noted, however, its impact on San Diego may not go as far as many hope. That’s because many of California’s biggest housing barriers exist much closer to home.
We simply don’t build enough homes to keep up with demand — because California’s approval process too often delays needed housing projects for years. The result has been as painful as it is predictable: skyrocketing prices, longer commutes and fewer opportunities for working families to buy a home or even find an affordable place to rent.
Federal reforms can help move the needle, but California must also do its part by making it easier to deliver more housing of every kind: townhomes, apartments, accessory dwelling units and single-family homes — for both ownership and rental — so Californians have flexible housing options that let them save, invest and build a more secure future.
This November, Proposition 45 gives voters the chance to modernize California’s decades-old project review and permitting process. Today, permitting and approval delays alone can add more than $75,000 to the cost of a new home in California, making homeownership even further out of reach for working families. Prop. 45 would modernize state law, preserve environmental protections, and reduce unnecessary delays so we can build more homes faster and more affordably.
If we’re serious about affordability, we need federal leadership, state reform and local action — all focused on one goal: digging us out of California’s housing supply crisis.
