It will have residences for 58,000, Abu Dhabi’s largest marina, 5.6km of beaches, 140km of walking paths, a theatre district and an underground high-speed rail station.
Previously called Marina District and now known as Marsa Al Saadiyat, the project has a total development area of 6.4 million sq m.
The marina will house 350 berths for yachts.
Residential units include a hillside community of standalone villas, plus private mansions, waterfront apartments and branded residences.
Every home will be within 150m of a 46km cycling loop. The masterplan is woven together with a network of green linear parks and a central park that extends to the waterfront.
A 1km promenade will contain retail and dining areas, a yacht club, two luxury hotels and a theatre district with 6,000-capacity performing arts venue Dar al Funoon.
Marsa Al Saadiyat will be linked by road and rail to Umm Yifeenah Island and Reem Island, with a planned bridge connecting to a new island being developed by Aldar Properties off the coast of Saadiyat Island. An Etihad Rail underground high-speed rail station will provide travel to the wider UAE.
On top of master developing the project, Aldar Properties will oversee design and delivery of its primary infrastructure.
Mohamed Khalifa Al Mubarak, Aldar Properties chairman, said: “Marsa Al Saadiyat marks the activation of the final phase of the Saadiyat Island masterplan, and with it, the beginning of the most ambitious chapter yet in the island’s evolution.”
Site enabling and infrastructure works will start in the third quarter of 2026.
