    “People’s first inclination is that it’s anxiety-driven, it’s stressful. They assume it’s going to be bad for them and their taxes,” said Flaherty. “I just know that it most likely is not going to be. It’s going to end up being very similar tax bills when this is all done for the majority of the property owners in Webster.”

    Flaherty explained that the assessed value of properties is currently about 50% of market value. He noted that while assessed values might double, the tax rate per thousand assessed will be halved, resulting in similar tax bills.

    “The assessed value of a property today is about 50% of what the market value is,” Flaherty said. “Your assessed value probably will double, but the tax rate per thousand assessed will cut in half. The tax that you pay stays the same.”

    Flaherty urged homeowners to address any issues with their revaluation directly with the town’s team of assessors.

    “If the homeowner says, ‘That’s not my house, I’m a 1,000-square-foot house,’ well, then get in front of this in the next 26 months,” said Flaherty. “We’re begging individual property owners to sit down with us and have that conversation.”

    Webster plans to hold its next revaluation meeting on Sept. 25, where residents can learn about potential exemptions.
