US 30 year mortgage rate rises to 6.75% from 6.72%

The US 30 year mortgage moved modestly higher 26.75% from 6.72% in the current week. This according to Freddie Mac. The low yield four 2025 reached 6.62% during the week of April 10. The high yield was at 7.04% back in mid-January.

Looking at the chart, the mortgage rates have in between 6.10% and 7.22% with the exception of a spike higher in September to November of last year. That spike took the yield up to 7.79% at the highs.

    Looking at the 10 year yield chart below, of interest is that the current yield is above its 100-week moving average. Conversely, the mortgage rate is below its 100-day moving average.

    Is the mortgage market reacting to lack of demand by keeping the rate low. Is there a fear of being called out by Trump especially after financial institutions earnings were pretty good this week. But comparing the two charts, the 10-year yield is more toward the high in relation to the 30 year mortgage.
