The Bel-Air mansion called Billionaire has a helicopter on its roof. It does not fly, according to Inman, but filmmakers have used it. The house also has a 17,000-square-foot entertainment deck, a 40-seat movie theater and 21 bathrooms.

Developer Bruce Makowsky built the 38,000-square-foot, four-story home at 924 Bel Air Road, per Inman. It has 12 bedrooms, about $30 million worth of custom cars in an auto gallery and an 85-foot infinity pool with a swim-up bar, according to The Hollywood Reporter.

The land came with its own twist. Makowsky bought the property in 2013 for $11 million from former football star Michael Strahan, who had paid $7.9 million for it in 2012, according to the Los Angeles Business Journal. A crew of 300 spent four years building the house. Contractors estimated construction costs at up to $58 million, per the Business Journal.

In January 2017, Makowsky listed it for $250 million, then the most expensive home listed in the U.S., according to The Real Deal. “There are probably only 3,000 people in the world who can afford the home,” he told the Business Journal.

Real estate broker Michael Nourmand told the Business Journal that “part of the pricing strategy was to be the most expensive house.”

The buyers did not show up. After a year without one, the price dropped to $188 million, per The Real Deal. It fell again to $150 million in January 2019, according to Inman.

Makowsky had said he hoped for a buyer “someone from California, maybe a Geffen or a Spielberg,” The Hollywood Reporter reported.

The Billionaire sold in October 2019 for $94 million, according to The Real Deal. That works out to about $2,473 per square foot. The buyer was not named, and The Hollywood Reporter described the person as French Moroccan. A source told the outlet that the buyer also paid about $7 million for much of the furniture.

“We are going through a period of ego pricing,” broker Jonathan London of Compass told The Real Deal after the sale.

Not every number came from the market. According to Inman, a Zillow user altered the listing price in February 2019, and the page briefly showed sales at $110 million, $90.54 million and $94.3 million. Makowsky sued Zillow for $60 million.

Another Bel-Air mansion had a very different price path. Zsa Zsa Gabor’s home sold for $20.8 million in 2018, after she paid about $250,000 for it in 1973.
