Abu Dhabi’s residential property market is poised for its busiest launch period yet, according to analysis by Metropolitan Capital Real Estate, a full-service real estate agency based in Abu Dhabi and a part of the Metropolitan Group. Over the next 90 days 30 projects are expected to be launched, with a new launch occurring roughly every 3 days.
Despite the increase in supply, Metropolitan Capital Real Estate believes that the market is driven by product quality rather than the excitement surrounding new launches. Buyers are becoming more discerning, carefully evaluating various factors such as location, design, community amenities, branding, pricing, and the developer’s track record.
Evgeny Ratskevich, CEO, Metropolitan Capital Real Estate, said, “What we are seeing in Abu Dhabi is not simply a large number of new projects coming to market. It is a sign of how quickly the market itself is maturing. With around 30 launches expected over the next 90 days, buyers will have more choice than ever and that changes the conversation.”
“Abu Dhabi is increasingly becoming a product market. The projects that will perform are not necessarily those that sell out the fastest, but those that offer the right combination of location, quality, pricing, lifestyle and long-term value.”
“The fundamentals are encouraging. Off-plan remains the dominant part of the market, while resale activity and repeat-sale values are also growing. For us, the most important signal is that demand is becoming more diversified and more informed. As we move into 2027, we expect the market to become increasingly selective, and ultimately, the product will decide.”
“In a market this active, not every project will win and that is a sign of health, not risk,” added Ratskevich. “The buyers who do well in 2027 will be the ones who ask which product is right for them, not how fast it sold.”
According to developer reports and Metropolitan’s analysis of registry, data shows that more than US $10.89bn of residential property have found buyers since January this year.
Abu Dhabi Real Estate Council (ADREC) data and Metropolitan’s analysis reveal that between January and mid-September, 82% of transactions were conducted off-plan. Notably, resale transactions experienced a significant 34% year-on-year increase.
Off-plan resales have nearly tripled, while repeat-sale prices for apartments have risen by 20% and for villas by 12%. This surge in transactions underscores Abu Dhabi’s growing international appeal, attracting buyers from 116 different nationalities.
Metropolitan attributes this confidence to the regulatory framework in place. Transactions are facilitated through DARI, Abu Dhabi’s official digital real estate platform, which handles online property transactions, lease registrations, and ownership services.
Listings undergo verification through Madhmoun, Abu Dhabi’s digital permit system and Multiple Listing Service. Additionally, off-plan payments are held in escrow, ensuring transparency and security.
In September, a new framework was introduced, enabling buyers who have paid 50% of an off-plan home to finance the remaining balance during construction. Furthermore, ADREC has expanded the number of investment zones to 50, further enhancing the appeal of Abu Dhabi’s real estate market.
