Brandon Wells, CEO of The Group Inc. real estate company based in Fort Collins, released the company’s forecast for 2026 and reviewed the year just past at its annual forecast event Wednesday night at the Embassy Suites Conference Center in Loveland.
Wells was referring to historic low interest rates for home buyers brought on by economic challenges in the nation. When rates rose into the 6% and 7% range, buyers and potential sellers balked.
“Twenty percent of homeowners nationwide have mortgages below 3%, but now 21% have mortgages over 6%, so we’re continuing to see thawing,” he said.
Some communities will see higher median prices with Boulder on the high end and Greeley lower.

Wells called out Johnstown numbers for consideration. Because of a high incidence of new home construction, the community saw a 29.76% increase in sales activity, but the median sales price was down 2.86% to $509,995.

“Yet, Northern Colorado outperforms every other region of state in price appreciation,” he said, noting that places such as Pueblo saw a 1.9% decline last year and was only at an increase of 0.8% in 2024.
Factors that could affect the market in the coming year include the potential relocation of federal offices from Washington to the region, the opening of the Amazon facility in Loveland and whether the Cascadia/Catalyst projects in west Greeley are approved by voters.
