LOVELAND — Across much of the Boulder Valley and Northern Colorado, the December median sales prices of single-family homes fell year over year, new data from Loveland-based multiple-listing service Information and Real Estate Services LLC shows.
Looking at the whole year, 2025 saw prices in the region remain largely stagnant, especially compared with the years in the not-too-distant past when hyper-appreciation of homes was rampant.
The median December sales price in Boulder was $1,375,000, 18.5% higher than the same month in 2024. For the full year, the median was $1,422,500, down 1.1% from 2024. There were 33 homes sold in the city last month on 98 active listings, 25.6% more listings than December 2024.
In Estes Park last month, the median sales price was $634,000, down 11.6% from December 2024. For the entirety of 2025, the median was $705,000, of 2.8% from 2024. There were 21 sales in the mountain town on 128 active listings in December, 33.3% more than the same month the prior year.
The Fort Collins median sales price was $630,000 in December, up 5.9% from the same month in 2024. For the full year, the median was $610,480, a 0.4% bump from 2024. There were 167 December sales in the city on 453 active listings, 17.7% more listings than December 2024.
In the Greeley-Evans market, December’s median sale price was $415,000, 1.5% lower than the same month in 2024. The 2025 full-year figure was $435,000, up 1.4% year-over-year. There were 97 sales in the market last month on 248 active listings, 9.7% more listings than in December 2024.
Longmont’s median sales price last month was $535,000, down 10.8% from December 2024. For the full year, the figure was $606,000, up 0.2% from 2024. There were 50 sales in the city last month on 101 active listings, 1.9% fewer listings than the same month in 2024.
In the Loveland-Berthoud market, the December median sales price was $524,000, down 3.9% year over year. The full-year 2025 median of $565,000 was 2.4% lower than 2024. There were 137 homes sold last month on 345 active listings, 23.7% more listings than in December 2024.
