Sdeira Group, a subsidiary of AD Ports Group, unveiled the masterplan for Aryam Community – KEZAD Al Mamourah. This new community is designed to accommodate up to 27,000 people working in KEZAD Al Mamourah’s industrial, logistics, and commercial ecosystem.
The development, aims to provide scalable accommodation close to employers. It will also offer everyday amenities and services to support Abu Dhabi’s expanding industrial workforce. This aligns with the emirate’s Industrial Strategy, which targets the growth of the manufacturing sector to US $46.83bn by 2031.
The two-phase development is located within KEZAD Al Mamourah A, near Khalifa Port and the Abu Dhabi–Dubai transport corridor. Construction is expected to begin in the first half of 2027 and be completed in 2029.

A physical model of Aryam Community – KEZAD Al Mamourah was showcased for the first time at KEZAD Connect, along with new architectural renders. These plans showcase flexible living options to cater to various residents’ needs.
The community will feature supermarket and administrative facilities. Additionally, a separate mixed-use building will house a medical clinic, retail space, and other amenities.
A central kitchen operated by Sdeira Group’s integrated catering services company, ZOAD, will support meal preparation and distribution throughout the community. Two dining halls will also be available for residents. Your Laundry, Sdeira Group’s laundry service, will operate a dedicated on-site laundry facility to provide convenience for residents.
Residents will also have access to four outdoor sports courts, alongside dedicated indoor recreation and leisure space. Together, the facilities are designed to make exercise, relaxation and social activity part of everyday life within the community.
Smart metering, energy-efficient measures, and water-conservation solutions are being integrated into the design to promote resource efficiency and ensure long-term operational performance.
The development will be implemented in two phases. Phase One is scheduled for 14,000 residents across a site area of 110,20sqm and a built-up area of 137,800sqm. Once both phases are completed, the development will have a capacity of up to 27,000 residents.
