Real estate professionals are quick to notice what design elements buyers are loving as well as those that they're less than eager to embrace. Here, three experts weigh in to highlight seven home features in particular that they're witnessing buyers quietly avoiding.

1. Open Floor Plans

Once majorly in vogue, open floor plans are no longer as appealing to today’s buyers, notes Jake Kennedy, an affiliate broker with Compass based in Nashville, Tennessee. “People are looking for homes with separation,” he says. “They want designated spaces for different parts of their daily lives.” Kennedy notes that this desire is especially common among young families where at least one parent works from home full-time. “They want to be able to close a door and focus instead of the entire house acting as one big echoey room,” Kennedy explains. 

2. Gray Floors

The color of flooring in your home can matter more than you might think. “I’ve had multiple buyers groan the second they see gray floors,” Kennedy says. “They definitely had a moment, but buyers are over it.” Essentially, Kennedy elaborates, the look reads as “flip house,” and many buyers are tired of seeing it repeated again and again.

3. Gray Walls

Speaking of the color gray, buyers aren’t loving seeing it on the walls of a room, either. Instead, buyers are more attracted to “warmer, earthy colors such as cream, beige and eggshell white,” shares Sherri Flaherty, broker and owner at Realty ONE Group Platinum in Bridgeville, Pennsylvania. “Today’s buyers prefer spaces that are softer, brighter and more inviting than the all-gray colors of the past.” 

4. Wall-to-Wall Carpeting

While wall-to-wall carpeting is less common today than it was decades ago, it’s still something that buyers are averse to when touring spaces, explains Diane Gray, a realtor with the Keyes Company in Boynton Beach, Florida. “It can hold onto allergens, pet odors and stains,” she notes. To many, it just signals the need for a project in the near future. Gray says, “For buyers who want a home that feels move-in ready, carpet often comes across as one more thing they’ll need to rip out and replace with hardwood or luxury vinyl plank.” 

5. Dark Granite Countertops

What was all the rage in the kitchens of the 2000s is seen as dated now, Gray shares. Today’s buyers are all about a simpler look. “They’re much more interested in cleaner, lower-maintenance surfaces like quartz, especially with those soft, marble-like veining patterns,” she says. 

6. Formal Dining Rooms

The days of entertaining around a sizable dining table—at least on a regular basis—may be behind us. “Many residential home buyers today do not want a formal dining room,” Flaherty states. “The trend is moving towards multiple eating options such as eat-in kitchens, breakfast nooks and screened-in areas with space for eating.”

What people want, the realtor adds, is a work-from-home space or bonus room—in fact, she explains, many people will turn an existing dining room into such a space once they’ve moved in.
