St. John Properties and Somerset Companies have broken ground on Aspen at Greenleigh, a $148m multifamily complex planned for the Greenleigh community in northern Baltimore County, Maryland.
The new community, scheduled for completion in late 2027, will comprise 335 apartments ranging from studios to three-bedroom units within the 1,000-acre mixed-use Greenleigh development near Middle River.

Apartments will range in size from 599 to 1,669ft², with an average unit size of 941ft², making them among the most spacious currently available in the Baltimore County market, according to data from Apartments.com.
Aspen at Greenleigh has been designed by Architects Collaborative, with interior design by Aumen Asner.
St. John Properties’ Multifamily Construction Division, led by Michael Poirot, is managing construction as the general contractor.
Other companies involved include KTGY as project architect, Kline Engineering for structural engineering, Phillips Gradick for mechanical, electrical and plumbing services, Stahly Engineering & Associates for civil engineering, and Bozzuto Management for property management.
Aspen at Greenleigh is being constructed using insulated concrete form (ICF) technology, with the developers stating it will be the largest structure of its kind in North America upon completion.
ICF construction involves stacking hollow, foam-plastic blocks or panels that are filled with concrete, forming both the structure and the exterior facade.
According to St. John Properties, the method is intended to increase structural strength and offer resistance to wind, fire, termites and noise.
Poirot, vice-president of multifamily construction at St. John Properties, said ICF construction creates a “high-performance and well-sealed building” that is environmentally friendly, improves indoor air quality and reduces the risk of mould.
“The resulting structure is cleaner, greener and more likely to stand the test of time. We intend to incorporate this construction method in the development of future multifamily communities,” he said.
The Aspen at Greenleigh project marks the fifth multifamily collaboration for St. John Properties and Somerset Companies and represents the second under St. John Properties’ Multifamily Construction Division.
The division is also overseeing the first phase of the Melford Mansions at Melford Town Center in Bowie, which includes 197 units as part of a larger 435-unit scheme.
Apartment features at Aspen at Greenleigh include 9ft ceilings, open-plan kitchens with breakfast bars, granite countertops and spa-style bathrooms, among others.
Around 30% of the flats will have balconies, and parking will be provided through a 150,000ft² internal garage.
Resident amenities will include a two-storey, 2,600ft² community room, fitness centre with yoga studio, a multi-media centre, a business centre, a billiards room and a pet spa.
Somerset Companies chief operating officer Neil Greenberg said: “Greenleigh stands as a model of new urbanism with its pedestrian-friendly and placemaking elements, and adding another multifamily community will naturally attract more residents, increase consumer and business spending, and inject tax revenue into Baltimore County, which helps all stakeholders.”
According to St. John Properties, Aspen at Greenleigh will increase the multi-unit housing offerings within Greenleigh to approximately 1,020 apartments.
Other multifamily buildings in the area include The Arbors Greenleigh, completed in 2011 with 365 units, and The Berkleigh, delivered in 2017 with 317 units.
Townhomes and single-family homes by Elm Street Development, DRB Homes, Lennar, NVHomes, Ryan Homes, and Williamsburg Homes, as well as over 3.5 million sq ft of commercial space developed by St. John Properties, surround these apartment communities.
Full build-out of Greenleigh is planned to consist of nearly 3,300 residential units, supporting an estimated 10,000 residents and more than 8,000 workers within the site.
