A forecasted $900 million to $950 million investment, the all-suite hotel will include 432 rooms and sit directly adjacent to and connect to the east entrance of Wynn Palace. Once completed, The Enclave will increase Wynn Palace’s existing room count by 25% and suite count by 50%.
“With Cotai continuing to be the primary driver of high-quality visitation in Macau, and with Wynn Palace regularly nearing 100% occupancy, I’m pleased to announce the significant new investment at the property,” said Billings. “The design is distinctly Wynn, an evolution of the design language that has defined our resorts from the beginning.”
Wynn Palace, a more than $4 billion integrated resort, opened on the Cotai Strip in August 2016. The integrated resort includes 1,706 guestrooms.
Wynn Enclave: Why Now?
Wynn Resorts plans to begin construction on The Enclave in the second half of 2026. The timeline is to open the luxury hotel by 2029.
On the earnings call, JPMorgan gaming and lodging analyst Daniel Politzer inquired what prompted Wynn to further bet on Macau, when the market is rather unsettled amid a changing customer demographic moving away from the VIP. Wynn’s earnings report showed that VIP turnover was down 10% from a year ago.
Wynn Palace runs at essentially full occupancy every night. When you’re at 99% occupancy, you’re not making a speculative bet by adding rooms,” Billings said.
Billings said Enclave does not have a gaming element, and only “modest” food and beverage will be included because it will be connected to the existing Wynn Palace facility. Billings said Wynn Resorts continues to believe in the future of Macau.
We’ve never not believed in the market. We absolutely believe in the market and we believe in the supply/demand dynamics that exist in that market,” Billings said.
Along with Wynn Palace, Wynn owns and operates Wynn Macau. The assets cater to different demographics, with the downtown property appealing to the mass market. Billings does not anticipate cannibalization from Wynn Macau to The Enclave.
Wynn Las Vegas Future
During the call, Billings also touched on Wynn’s future in Las Vegas. The CEO says Southern Nevada needs more luxury rooms, and Wynn will help solve the problem. When, however, isn’t known.
“You can only do so many things at once,” Billings explained. “We certainly will expand in Las Vegas eventually. But when that is, we’ll see. We’ll get there when we get there.”
