PERINTON, N.Y. — Home reassessment season is underway in Perinton, and residents are having mixed reactions to their new valuations and tax rates.
News10NBC’s Tom Kowalski spoke with neighbors about what’s changed and a professional about why there’s such a wide difference. While most homes have nearly doubled in price, tax rates for homeowners haven’t consistently risen with them.
“My assessment increased by about $250,000,” Joellen Cofferd said.
Despite most neighbors seeing their home values nearly double, some actually saw tax decreases.
“My taxes decreased by $400 or so. A little bit over. Definitely. I was not expecting that. That was a nice surprise for sure,” Cofferd said.
Heather Staring’s assessment almost doubled from $158,500 to $292,000, but her estimated taxes for next year are actually going down $255.
But others weren’t so lucky. Susan Snachkus’ home also doubled, but her taxes increased by nearly $1,400 annually.
“No, that came out of nowhere. There’s no way that I can put my house up on the market for that price and expect somebody to pay that,” Snachkus said. “I’m on disability. That’s a lot of money to me. It’s going to start pricing me out of my home.”
Warren Wheeler of the New York Assessor’s Association says different tax rates depend on the tax levy, or how much a town can raise through property taxes.
“The assessor’s responsibility is first and foremost, to be fair and equitable in how they arrive at and how they maintain assessments, and less whether or not the individual’s ability to pay,” Wheeler said.
“For instance, if the tax levy doesn’t increase at the same rate that the overall average assessment increases, then you would see a very little to no change when someone sees an increase in their assessment, which is very common, by the way,” Wheeler said.
Jennifer Townsend of Perinton recommends that residents challenge their assessments if their taxes have gone up too much.
“If folks taxes have gone up in a way that feels too much or looks too much, I recommend that they they they challenge it. They come to the town and they argue and they bring some evidence with them and bring it to the assessor’s office. It doesn’t have anything to do with the supervisor. We don’t actually impact valuation at all,” Townsend said.
Residents who want to challenge their home reassessment and new tax rates will first have to file an informal review with their town’s assessor. They should bring documents that support their argument.
