A reimagined Newport Beach boardwalk home is on the market for $12.75 million.
The 2,741-square-foot contemporary near the northwest end of the city’s iconic 3-mile stretch features three bedrooms and three bathrooms. According to the listing, a previous owner took it down to the studs and rebuilt it in 2007.
Records show the current owners bought the home in June 2021 for $6.5 million. Since then, they have embarked on a renovation with high-end upgrades throughout.
“It’s like a new house,” said lead listing agent Paul Dolkas of Berkshire Hathaway HomeServices California Properties.
With its red tile roof and stacked glass-railed terraces, the house sits 3.5 feet above the oceanfront path. This slight elevation is just enough to keep passersby from entirely obstructing the views.
“Once you get up to that level, you’re on the porch and it stays level (with the interior),” Dolkas said. “You can look right past the living room toward the ocean.”
A full-width sliding glass door separates the porch from the soft contemporary style of the great room.
The open-plan space combines the living and dining areas with the all-new gourmet kitchen, featuring a center island topped with porcelain stoneware countertops and high-end appliances.
A dedicated office offers the flexibility of a fourth bedroom.
Climb the staircase or take the custom elevator to the upstairs primary suite. It features a spa-inspired bathroom with dual under-lit sinks, a walk-in shower, a TV integrated into the vanity mirror and a custom walk-in closet.
A balcony extends from the suite, offering a private vantage point high above the boardwalk with views of the coastline, sunsets and Catalina Island.
Other features include motorized window coverings on nearly every window, upgraded HVAC and a security system with exterior cameras.
Logistically, the home resolves the area’s greatest headache: parking.
A two-car garage and a dedicated parking pad provide space for three vehicles.
An outdoor shower rounds out the highlights, offering a quick rinse after a day of sand and surf.
Dolkas shares the listing with Mehdi Khosh of Berkshire Hathaway HomeServices California Properties.
