If you’re putting your home on the market, it’s worth taking note. This year’s real estate market will continue to present more challenges than usual, and buyers will be more selective than ever.
The importance of getting your home in order before listing can’t be overstated. Now is a good time to plan updates that make a strong first impression and increase your home’s selling price.
Current Boulder County market
The Boulder County housing market tells a tale of two segments: single-family and attached homes.
Single-family homes continue to be resilient. Year-over-year median prices rose nearly 13% and average prices climbed more than 9% as of January 2026. But inventory has increased and homes are taking longer to sell, with average market time now at 94 days.
Condos and townhomes are experiencing softer conditions. Median and average prices are down 6.5% and 9.2%, respectively, and the average time on market sits at 115 days.
In both segments, interest rates and prices remain high, making the purchase of a Boulder County home a significant investment. Not surprisingly, many buyers are not willing to settle for less than they want.
First impressions more important than ever
With buyers being more selective, aligning your home’s curb appeal with buyers’ preferences is critical.
Homes that look well cared for and easy to maintain are appealing to buyers who are juggling busy work and family schedules. Exterior spaces that feel calm, natural and low maintenance are attractive to today’s buyer, according to the 2026 Design Trends Real Estate Report from Better Homes and Gardens Real Estate (BHGRE®).
“Nearly half of buyers say they will not purchase a home that does not feel right the moment they step inside, and that emotion often begins at the curb,” reports BHGRE.
Preferred exterior features include native plantings, permeable walkways and shaded seating areas that create a peaceful, welcoming environment.
Here are the top features buyers desire this year, according to BHGRE.
Outdoor rooms
Thoughtfully styled outdoor living spaces, such as porches and patios with cozy seating and soft lighting, are highly desirable for providing a connection to the outdoors. A majority of buyers describe “these spaces as places to unwind at the end of the day,” writes BHGRE.
That trend is especially strong in Colorado, where the love of the outdoors reigns. Buyers want inviting outdoor areas and a seamless flow from indoors to out.
Landscaping that sells
Sustainability remains a dominant landscaping theme. Simple plantings that frame the home and appear effortless to keep up are preferred over overstuffed beds, BGHRE notes.
In Colorado, native and drought-tolerant landscaping, or xeriscaping, is popular. With this year’s warm, dry winter, water-wise yards will likely be even more appealing. Perennials such as lavender, yarrow, echinacea and coreopsis thrive in Colorado conditions.
Also popular are solar landscape lighting and underground drip water irrigation, which reflect Boulder County’s values around sustainability.
Wildfire resistance is another growing priority. Boulder County’s Wildfire Partners recommends creating a noncombustible buffer within the five feet surrounding your home. That can include replacing vegetation and wood mulch with crushed rock and a weed barrier, avoiding fine materials that can blow away, such as sand or pea gravel. Other measures include removing junipers, which are highly flammable and produce fire-spreading embers.
Create an inviting entry
One simple way to boost curb appeal is to freshen your home’s entryway with a coat of paint on the front door, crisp house numbers, polished hardware and a simple planter, writes BHGRE.
Colors predicted to be popular in 2026 include warm greens, warm eucalyptus, smoky jade, moody teal, and classic navy, according to TheSpruce.com.
