SANTA CLARA — Nvidia has widened its South Bay property holdings with the purchase of an office building across the street from the tech company’s world headquarters in Santa Clara.
The chipmaker paid $83.2 million for the 125,000-square-foot building at 2701 San Tomas Expressway, according to documents filed on Sept. 8 with the Santa Clara County Recorder’s Office. The Sobrato Organization, through an affiliate, was the seller.

The transaction isn’t a surprise. In December 2024, Nvidia struck a deal to buy four San Tomas Expressway office buildings from Sobrato. Nvidia was leasing them at the time the company fashioned the purchase agreement with Sobrato, which was accomplished in two stages.
In January, Nvidia officially bought three of the four buildings involved in the Sobrato deal. The most recent purchase involves the fourth building.
As large as these purchases are, the four buildings, which total a combined 500,000 square feet, are just part of what has evolved into a wide-ranging land assembly that Nvidia has orchestrated across the street from its headquarters.
With fewer than a handful of exceptions, Nvidia now owns all of a block that’s bounded by San Tomas Expressway, Central Expressway, Scott Boulevard, and Walsh Avenue.
The block totals 58.6 acres, a review of size data for all the parcels shows. By comparison, the block where Nvidia has been assembling parcels is more than twice as large as the 24.7-acre complex occupied by its corporate headquarters.
Control of the block leaves Nvidia poised to greatly expand the square footage it occupies in Santa Clara, should the company choose to redevelop some of the buildings.
Nvidia is also taking steps to create a foothold in at least one other city.
The company leased an office and research building totaling 100,600 square feet at 300 Holger Way in San Jose. On numerous occasions during 2025, extensive upgrades and construction work were observed inside and outside the office building, work that continued into August.
Over the 12-month period that ended in July, Nvidia posted a profit of $86.6 billion on revenue of $165.22 billion, according to Finance Charts. For Nvidia’s fiscal year that ended in January, the company earned $72.88 billion on revenue of $130.5 billion.
In January, Nvidia employed 36,000 people in 38 countries. That was 21.6% more employees than in January 2024, when Nvidia employed 29,600 people in 36 countries, SEC filings show.
