At its next meeting Thursday, the city of Ukiah’s Design Review Board will consider a proposal to open a burger restaurant in the former Denny’s location on Pomeroy Street near Highway 101.
According to the staff report prepared for the March 27 meeting, an application for a Minor Use Permit to “renovate and repurpose an existing commercial structure” at 105 Pomeroy St. while adding “a drive-through component” was submitted by UK Investments out of San Rafael, who seek to operate a Habit Burger Grill.
City planning staff describe the currently empty building as “originally constructed in 1969 (and) historically operated as a Formula Restaurant – Eating & Drinking Establishment. The most recent tenant (Denny’s) vacated the structure in 2023, and it has remained unoccupied since.”
Staff also note that “the applicant proposes to renovate and reuse the existing 3,100-square-foot structure within its current footprint for continued restaurant use as a ‘Habit Burger’, incorporating a drive-through component as allowed under Ukiah City Code,” and that the “property includes approximately 71 off-street parking spaces, as well as existing signage infrastructure.”
“We feel the proposed use for this site is ideal because of location,” the applicants wrote in their description of the project. “It is located right off the busy (Hwy. 101) freeway with easy access and visibility. The project will provide a use that is beneficial to most in an under-utilized parcel of land with a vacant building.”
City staff explain that “A Minor Site Development Permit is requested to facilitate façade updates, expand landscaping, and reconfigure parking and site circulation. The reconfiguration will accommodate the proposed drive-through while incorporating bicycle storage and storage infrastructure. As requested, there are no changes to the proposed parking lot lighting, beyond the replacement of illuminated signage.”
Specific project considerations for the renovation and reuse of the subject property include:
Renovation of the existing restaurant structure; Integration of a drive-through component, located in an underutilized portion of the existing parking lot, with a double-wide queuing area capable of accommodating 13 vehicles; The revised layout provides 46 parking spaces, including compact and EV charging stations. The circulation pattern is reoriented to improve traffic flow on Pomeroy Street. This is a reduction from the approximately 71 off-street parking spaces, as currently striped. Preservation of existing ingress and egress points, maintaining a 24-foot-wide drive aisle for vehicular circulation, and updating on-site circulation to accommodate installation of drive-through component.The meeting of the Design Review Board is scheduled for 3 p.m. March 27 and will be held both in Conference Room No. 3 in the Civic Center Annex located at 300 Seminary Ave., and online.
