San Diego’s long-troubled 101 Ash Street downtown office building may soon get a new lease on life as housing for low-income families.
The San Diego City Council met in a closed session Monday to review competing redevelopment proposals for the blighted building. The proposals came from two teams: one led by Affirmed Housing and another by Create Dev LLC and MRK Partners Inc.
Following the session, Mayor Todd Gloria announced that the council directed city staff to enter into exclusive negotiations with Create Dev LLC and MRK Partners. Their plan envisions 253 affordable housing units and ground-floor retail space at the site.
Gloria said in a statement that city staff will now begin formal negotiations with the selected development team, a process expected to take several months.
The city entered a lease-to-own deal for 101 Ash St. in 2017, discovered costly asbestos issues, evacuated the building in 2020 and ultimately settled to acquire the property for $86 million.
City officials and Gloria rejected a $10 million offer in October from a local businessman who planned to convert the controversial Ash property into 800 units for homeless housing. The city had initially listed the property for sale in 2023, but after negotiations with a developer stalled, three unsolicited bids were submitted, including the rejected proposal.
